Tennents

First4Rentals provide a comprehensive service to ensure a trouble-free rental. Our friendly and experienced team will offer you an efficient and courteous service at all times. We have a selection of properties to rent and landlords trust our experience which means we always have a variety of homes to suit all budgets. We know how important it is for you to find the right home, which is why we endeavour to assist you in every way possible to locate the right accommodation.

We have acquired an excellent reputation for tenant care and believe that our tenants – like the landlords for whom we act – deserve a high level of service and support. This service continues throughout the duration of your tenancy, not just until we hand over the keys to the property.

If you cannot find what you are looking for on our site, please contact us to register your details. We will then get in touch with you as soon as a property that fits your criteria becomes available.

Viewings

Viewings will be arranged at times to suit you, including evenings and weekends, you will be accompanied by a member of staff, who can give advice and answer any questions you may have regarding the property or letting procedure.

Reserving the property

Once you have decided on a property, you will need to reserve it by paying a 'holding deposit'. Assuming that the tenancy goes ahead, this will be then used as our administration fee. If the landlord declines to grant the tenancy, it will be refunded. However the deposit will be forfeit if you decide not to proceed for any reason, or if you fail to provide complete and accurate information in your application.

References

As a minimum we will require satisfactory references from your employer (or college), and a previous or current landlord. We may also require a personal reference, and sometimes a guarantor. In addition a credit check will be undertaken. We may use the services of an independent referencing company to obtain and evaluate these references.

Rent

Rent is normally quoted per calendar month, and is payable monthly in advance. The tenant is also usually responsible for external costs such as council tax, water rates, gas, electricity and telephone/ Internet charges. Rent is payable by standing order.

Deposit

A security deposit of one months rent must be paid, and will be placed into the Deposit Protection Service (DPS) throughout the tenancy term. This is held to cover damage, breakages, and any other liabilities under the terms of your tenancy agreement. Please note that under no circumstances can the deposit be used by the tenant to cover rent.
